HVAC Maintenance Program: per system Commerical or Residential
All equipment installed or serviced by Efficient Incorporated is highly recommended to join our HVAC maintenance program to perform essential checkups on equipment to continue labor and equipment warranties and extend the longevity of equipment operation. Weather it was installed by Efficient or Not… At Efficicient Heating and Air Condiitong we believe in maintaining equipment of a minimum of 2 times a year. Checkups to include clean, tune checks of your Mechanical HVAC equipment operations for upcoming seasons Winter and Summer. To assure your equipment is running at its optimal performance.
Winter Maintenance Check
- Thermostat operation check (temp differentials, date and time, periods schedule settings of operations)
- Pre-Filter replacement at register or FAU (single pre filter replacement) additional costs will apply for multiple prefilters or air cleaner filters.
- Air Cleaners are to be inspected and serviced at each visit. Pre filters are highly recommended (Report findings for replacement parts as needed) if applies.
- Media Filters are to be replaced at a minimum once a year with the use of a prefilter (Report findings for replacement parts as needed) if applies.
- IAQ components / UV Lights are to be inspected at each visit (Report findings for replacement parts as needed) if applies.
- Humidifiers are to be inspected and serviced at each visit. (Report findings for replacement parts as needed) if applies.
- Evaporator Coil Static pressure readings taken to determine coil face cleanliness (Report findings for deep cleaning if required additional labor and material costs will apply)
- Standard FAU Motor and blower wheel cleaning and servicing inspections and checks on FAU (Report findings for deep cleaning and or replacement parts as needed) additional costs may apply.
- Furnace Combustion Blower inspections at winter inspections for gas furnaces (Report findings for replacement parts as needed) if applies.
- Furnace Heating cycle inspections of gas valve burners hot surface ignition flame sensors and all safety’s during winter inspections (Report findings for replacement parts as needed) if applies.
- Flue Vent Inspection on gas furnaces
- Heat pump systems include condenser checks of operation in lieu of gas inspections.
- Clear Drain lines
- Operation checks (condenser motors, capacitors, hard start relay’s, contactors, relays, and boards)
- Fan Blade inspection
- Inner cavity cabinet compressor inspection
- Refrigerant circuit checks
- Rinsing of condensing coil (water only)
